A little bit of History


The key figure linked to this architectural style is Baron Haussmann (wasn’t it predictable?) who during the Second Empire and the years following the fall of Napoleon III wanted the creation of thousands of buildings, representing today almost 60% of the buildings of the Capital. Almost 40,000 apartments were built during this period!


How to recognize a Haussmannian building?


The Haussmannian style is very easily recognizable by key elements that characterize it. Thanks to this simple list of elements you would be able to identify a Haussmannian building in the blink of an eye during your Parisian walks!

The facade #1

The façade is the most characteristic element of this style. At the time, all buildings had to respect the same height and at the same time give the illusion of continuity. This meant that the facades of all the buildings had to form a single architectural ensemble.

The number of floors #2

 For the same reason named before, all Haussmannian buildings should not exceed 6 floors. Once, the top apartments (the top floors) were the servant apartments. Today, with the arrival of the elevator, they have gained in value as they offer the best view on the typical Parisian roofs.

Considering that Haussmann-style buildings should give an impression of architectural continuity,the same composition can be found within them:

  • ground floor with a very high ceiling, reserved to shops
  • noble apartments with balconies and ornated windows on the second floor (due to the absence of an elevator at the time, these were the most noble appartments)
  • more classical apartments can be found on the third and fourth floors

Toulouse : the “Pink City”


The name of the city will not escape you when you make your first steps there. It is the colour of the buildings that strikes. Both the houses and the buildings of the city are marked with shades ranging from pink to red, passing through a deep orange. These shades are due to the construction of the buildings made of bricks, and tiles for the roofs.

And if the “pink city” is famous for its colors animating the city from morning to night, the Toulouse architecture is also singular and specific to itself: the traditional building, the gabled houses, the neo-Basque style, the garden cities, the garden houses and… the “Toulouse houses” named “toulousaines” in French!

“Hello the “toulousaines”, as one might easily believe, does not mean living with the women of Toulouse. But well, we suspect that you guessed it… 🙂

What’s a “Toulousaine” ?

The “toulousaines” are suburban houses which appeared for the first time in town in the XVIIIth century. Originally, they designated the dwellings of the market gardeners of the suburbs of Toulouse.

For a brief description, these houses are built on the ground floor, mainly in bricks, in several shades (not only red as one could imagine!). They have 4 to 5 windows facing the street. The front door is surrounded by them. The roof has two slopes, is parallel to the elevation, and has a decorative frieze that is at its limit. Often known to be on a single floor, there are also “raised toulousaines” or “high-heeled toulousaines” with several floors.

An architectural richness that blends perfectly with the Toulouse mentality: so welcoming. In short, do not hesitate any more and come to discover the so particular charm of the capital of the South-West of France!

Are you looking for a flatshare? Obviously, conscientious as you are, you list the necessary documents, and obligations, for the rental of a property. But are you sure you think of everything? The ID, the guarantor, the lease, the rent, the charges, the deposit… So far, we agree! However, a room is often well set aside, despite its undisputed importance and its important coverage: comprehensive home insurance! What exactly does it represent? What does it cover? Is it mandatory? How do I get it? How much does it cost? Chez Nestor, specialist in turnkey flatshare, tells you everything about housing insurance.


FAQ : What’s the housing insurance ?


What exactly does housing insurance represent?

Called multi-risk home insurance, this insurance allows the owner or the TENANT to insure his home against the risks that may arise within his property. Indeed, it should not be forgotten that the tenant has insurance obligations to rent a dwelling.
Home insurance can also be taken out by co-ownership.

What does housing insurance cover?

Housing insurance includes:

  • Guarantees covering the housing and the goods present in it;
  • The civil liability of the occupants, covering damage caused to a third party;
  • Guarantees against the risks of natural disasters ;
  • Cover against risks such as water damage or fire;
  • Guarantees against burglary;
  • Guarantees against terrorist attacks and acts.

Is housing insurance mandatory?

In most articles or sources you will read for information, you will notice that comprehensive home insurance is said to be compulsory for a tenant “for any damage caused to the landlord during the rental period“. However, when we look further into the issue, we notice that this insurance is not mandatory for the rental of furnished housing. But, it is strongly recommended.

Indeed, if ever, the tenant commits a damage within the housing which he occupies or with others, he will obviously be considered as responsible. His liability obliges him to bear the costs of repairing the damage himself. These costs are in line with the damage done; but they can quickly become significant, especially when you are a student or young worker.

Note that, even if optional, in the case of a furnished rental, the owner can include in the contract a clause obliging the tenant to have insurance.

How to obtain housing insurance?

First, to take out comprehensive home insurance as a tenant, you can either go to an insurance company and establish the contract with an insurer (who will then become your insurer), or you can do it online. Then, a French procedure is started: long and full of paperwork!

You must provide :

  • A RIB;
  • Copy of the lease contract, proof of the last six months;
  • For foreigners: the residence permit;
  • Information about your accommodation;
  • Information about your property;
  • Your insurer will then have to inform you and give you a certain number of documents;
  • The contract to sign;
  • General conditions;
  • Special conditions;
  • Your personal information.

Be careful! Don’t forget to ask him for your insurance certificate which may be requested by the owner.

How much housing insurance costs?

You obviously know that YES! Household insurance has its price. It varies according to the region, the size of the apartment, and your insurance organization.

However, for an average price, it takes about :

How to rent a room without a French guarantor?

Renting accommodation without a French guarantor is not impossible. It’s not even that hard if you know how to do it. Although a good number of students think that finding a rental or a roommate without a French guarantor is not feasible, in reality there are solutions to succeed in renting in all simplicity. Roommating/renting without a French guarantor is possible and for this there are two solutions. If you are impatient, you can go directly to the simplest solution.


Accommodation without a French guarantor Caution Location Etudiante (CLE)


#1 What is the CLE ?

First solution to access a rental or shared flat without a French guarantor: the Caution Locative Etudiante (CLE). It is State aid managed by the CROUS. This guarantee was created for students without a guarantor and looking for accommodation. It is available throughout France.

The CLE is applicable to any accommodation that meets the criteria of decent housing (large apartment, studio…).

#2 Conditions 

The scheme is applicable to students who:

  • Are looking for accommodation in France in order to carry out their studies
  • Have income but no guarantor
  • As of September 1 of the year the lease was written and signed, are under 28 years of age
  • Are over 28 years old for doctoral or post-doctoral students of foreign origin

#3 Does it work? 

To qualify for the student rental deposit, the student must pay a contribution equivalent to 1.5% of the rent. For example, if the student does not pay his rent, it is the managers of the student rental deposit who pay the landlord the amount of unpaid rent and charges. They then establish with the student tenant a schedule of the sums advanced on his behalf.

#4 Particular cases

Change of accommodation

If the student changes accommodation but wishes to continue to benefit from the guarantee, he must be in good standing, i.e. up to date with his debts (repayment of unpaid rents and payment of the contribution).

Shared flat

There can only be one security granted per lease. If each roommate wants individual assistance, the signed lease should not include a solidarity clause. In the case of a roommate, each of the roommates must start a guarantee request himself and must meet the conditions of allocation.

#3- Process 

It is necessary to visit the Lokaviz site in order to make the request from your personal space. To find your personal space, you will have to create an account or insert your identifiers on the MyServices Portal. Click on the “CLE” button after you create an account or login, and then you can fill out the CLE request form.

Finding accommodation in France :

a big challenge for international students


#1 International students in university residences

The application process for university residences can easily become a headache even for French students. For international students… well, it’s a real nightmare. First, you need to fill in your application form thoughtfully – pay attention to the numerous deadlines imposed by the residences or your journey will end sooner than expected! Then, pray that the CROUS (French student welfare organisation), which is bombarded by thousands of applications daily, won’t lose or misplace your file…

The CROUS will then study your application form and consider a plethora of elements: your income if you have one (otherwise the one coming from your parents), the family charges, the geographic distance from your home, and lastly, your academic performance. So, you need to be patient: this will take up to 4 weeks and, needless to say, you need to act quickly, because places are limited!

Then, international students often come to France for a short stay and need several additional services which are rarely provided by university residences. University residences aren’t particularly appreciated for their charm, their location nor their services. They are often situated far from the city-centre, public transports and shops. And what about the nationality of the other people in the residence? Foreigners are often put together and kept away from French students. So, they cannot benefit from a real linguistic exchange!

At the end of the day, are university dorms worth it? You will spend a lot of energy and a lot of your time to obtain mediocre accommodation without any charm – our answer is no.

Same struggles for traditional co-location. To find one, you need determination and perseverance. Offer is low, demand, extremely high.
