How to calculate the rental budget?

When looking for an apartment or a flatshare, have you thought about calculating your budget? This operation is vital when you’re about to sign a rental contract! To help you set it, Chez Nestor’s experts give you 6 elements to include in your budget plan, regardless of the type of housing you are looking for


#1 Rental budget : the rent


Easy one. The rent is the price you need to pay to rent a piece of real estate. In France, rent is due monthly – generally at the beginning of the month and paid by bank transfer. This way, the tenant pays the rent monthly to the landlord – a private individual or a real estate agency.


#2 The rental costs


These costs include all the charges linked with your consumption (water, electricity and gas supplies, internet, maintenance costs, co-property charges, household waste taxes and so on). The charges may be included in the rent or not. If the charges are included, you’ll see “Loyer CC” standing for “Rent Charges Included” (Charges Comprises). If they’re not, you’ll see “Loyer HC”, standing for “Rent Charges Excluded”. It is very important to check this information before signing a rental contract. So make sure you ask your landlord!


#3 Rental budget : the deposit


Besides the rent and the rental costs, landlords always ask for a deposit. In case of any deterioration caused by the tenant, the deposit will cover the expenses. The amount required for the deposit may vary according to the type of accommodation (furnished or unfurnished). For unfurnished accommodation, deposit is limited to the price of one month’s rent HC. However, for furnished accommodation, deposit is generally two month’s rent HC. Once that the lease is terminated, the landlord has to verify if the tenant left the place as they found it. If no damage can be found, the landlord will will give you back the deposit within 4 weeks. If damage is done, French law authorizes the landlord to give back the remained deposit up to 2 months after departure.


#4 Rental budget : agency fees


If you opted for a real estate agency to find an accommodation, be prepared to pay agency fees (or administrative fees). These costs will cover the visits, your file creation (very important in France!), the redaction of the rental lease and the costs for preliminary inventory. The total amount of fees an agency may ask for is usually calculating on the surface for each square metre of living space. Generally, the agency fees do not go beyond one month’s rent.


#5 Housing insurance


According to your personal situation, you’ll compulsory need to subscribe to an housing insurance. The housing insurance will cover you in event of accidents.

#6 Estimate your budget taking into account financial assistance


In France, students can also benefit from financial aid to pay their rent. The most common aid is called APL “Aide Pour Logement” (literally Aid For Accommodation). This aid comes from a well-known establishment called CAF (Caisse d’Allocations Familiales). To know if you’re eligible for these aids, check your rights directly on the CAF website. Flatmates reluctant to take in couples


You have to move to Lyon, Paris, Lille, Toulouse or Montpellier for your studies/jobs, so like everyone else you go around the ads on Appartager, Le bon coin and La carte des colocs to find a shared flat. But there’s one unfortunate detail that sets you apart: you’re a couple. And this detail will cost you dearly.

Two people = twice as much mess #1

How to rent a room with an individual lease?

The individual-lease (bail individuel in French) is a very advantageous rental contract for the tenants – not so much for the landlord who takes on more financial risks if a tenant bails on rent or damage. Thus, it is sometimes complicated to obtain. But what are the advantages of the individual-lease? How to find a co-location with such a contract?


Flatsharing: two different types of leases


For your information, there are two distinct types of rental lease: the common-lease and the individual-lease. The former is the most common and used for co-location. However, it has a lot of inconveniences. The latter is the safest for the tenants.

The common-lease: a commont rental contract binding all the tenants together  #1

The common-lease is a single document signed by all the tenants. Signing this kind of contract will still allow you to benefit from the same amount of financial aid for housing (CAF) as an individual-lease. However, this lease is risky for the tenants for two reasons. Firstly, if one of the tenants fails to pay their part of the rent, the others will be legally responsible for paying on their behalf. Secondly, if degradations were noted in the apartment, everyone would have to pay.
Additionally, when one of the tenants moves out, they leave the others in troubles. With the same rent to pay and one person less, the other tenants must hurry up and find a new tenant as quickly as possible.

The individual-lease: the safest option for the tenants  #2

The second option we want to describe is the individual-lease. Unlike the better-known joint-lease, individual leases allow two or more people to live in the same apartment but pay separate rent. This type of contract has loads of advantages.
First, each tenant signs a different agreement to pay only for his or her bedroom and the shared areas. With an individual-lease, you will only pay your share – and only your share.
With an individual lease, you have no financial responsibility for any other tenant. If a flatmate moves out or stops paying rent, you and other flatmates will not have to pay his or her part of the rent. You also won’t have to replace the flatmate. For this reason, putting the contract to an end it is way easier. It will be up to the property manager to fill the room again.
Finally, each tenant must pay a deposit that he or she will be given back at the end of their contract. On the contrary, this is not always the case for a joint-lease: if a roommate leaves before the others, he or she must wait ‘til the end of the contract in order to receive their deposit back.
The only disadvantage for this kind of contract is that it is a rare find! The landlord takes on more financial risks by offering an individual-lease. So, where can you find the individual-lease?

A furnished and equipped flat-share in a historical monument!

In Montpellier, we found and furnished some unique and historical buildings. If you like unconventional apartments with a unique architecture and decoration, you would definitely love this one which is very different from the classic apartments. Today, we present you a two-floored flatshare that will seduce even the most demanding ones. With its history and unique charm, this flatshare will certainly captivate your imagination.

First, a bit of history. The flat-share in Montpellier is located in an unique building which has been classified as “historical building of France” by the Minister of Culture. The building used to be the private mansion and workshop of Edouard Lefèvre, a decorator, sculptor and ornamentist who built it at the end of the XIX century (around 1880). He is also Marius Toudoire’s stepfather – the architect who designed the Gare de Lyon in Paris.

The facade #1

Before you even get to enter the building, the north facade will make you gasp. It consists of wonderful windows with baluster balconies. The facade is adorned with carved panels representing bucolic landscapes. We talk about an unconventional building and a real treat for the eyes!

The hall #2

In the main entrance hall, just below the staircase, observe also the painting representing a charming country scene. The wooden staircase is also adorned with a large stained window designed by Gustave Pierre Dagrant – a famous glass painter from the XIX century. How many of us can say to live in such a place?

The apartment is modern and was entirely refurbished by our teams. The living room boasts an elegant wooden parquet and two large windows. The fitted kitchen is thus extremely bright and entirely equipped with dishwasher, oven, vitroceramic hotplates and a large fridge. This room is perfect for relaxing with your housemates!

The different kinds of flatsharing leases

Everyone knows how to share a flat, it’s a good way to divide the price of your rent and socialize. But legally, how does it work? In this article, as experts in furnished flatsharing, we present you the two types of leases that exist for colocation.


Flatsharing leases : two different contracts


The first step to becoming a flatmate is to sign a lease. Any person occupying the dwelling but not having signed the lease cannot be considered a flatmate, from the legal point of view.

There are two types of leases for shared apartments. On the one hand, the flatmates can sign a contract specific to each one of them, in this case, we speak of individual lease. On the other hand, if all the flatmates are appointed on the same contract, it is therefore a common lease.


Flatsharing leases: a common rental contract


How does it work?

In most flatshares, flatmates sign a common lease with a solidarity clause. This means that all flatmates sign the same single contract and that each is responsible for the payment of all sums due to the landlord (charges, rents, repairs).

Rent and charges

Rent and charges are shared equally among flatmates. In case one of them cannot pay their share of rent / charges, it is the other flatmates who will have to advance the money to the landlord. Moreover, if damage or deterioration is noted (even in one or more rooms) and no one wants to take responsibility for it, everyone is legally obliged to pay. Another problem is that when a flatmate leaves the flatshare, the rent will vary for all the others, so you will have to pay either the unpaid rent or find a new flatmate as soon as possible.

The guarantor

The owner is sensitive to ask for the guarantee of a third person who will act as joint guarantor of the payment of the imports due in the event of non-performance of the payment. The landlord has the right to ask for a deposit for each flatmate however he can also ask for a single deposit for all tenants. If he only asks for one guarantor, you will have to arrange to appoint a third party to act as guarantor.

The security deposit

The owner may also request a security deposit. If the property is rented unfurnished, it is limited to one month’s rent, otherwise it is set at two months maximum. This sum is paid on entering the premises. The problem with the common lease is that this amount is only returned when the last flatmate leaves the premises. There is no possibility to split the refund.
It is therefore, finally, a type of contract which presents more benefits for the owner than the tenants.


Flatsharing leases: one contract per flatmate


The landlord grants the signatory of the lease the exclusive right to use certain rooms, usually the room he will occupy. It also gives access to the common parts of the apartment (bathroom, WC, living room, kitchen etc.).

For their part, the tenant undertakes to pay the rent and charges indicated on the lease. Unlike the common lease, the lease term is not tied to other flatmates’ leases. The flatmates each having their own contract, they are not legally bound.

In short, you can leave the apartment whenever you wish, by informing your landlord in advance, of course, according to the duration of the notices in force.

The only disadvantage of this type of contract is its rarity. An individual lease involves much more risk for the property owner.
